We appreciate that there are many Orlando vacation villas to rent so try and offer luxurious rental homes that are near Disney World at very affordable prices. Our homes are located in the Kissimmee and davenport area - all within easy reach of the numerous Orlando attractions.  Now that Legoland, Florida opened its doors in November 2011, our Davenport homes are even more ideally located as they are situated nicely to get to Winter Haven where Legoland actually is.

 Home Availability

The first step is to enquire whether your dates are available.  If you have not been able to calculate the cost yourself from our 'Prices' page, then this is the time to make this enquiry also.

 Booking A Home

Once you know that your dates are available then you should e-mail us or telephone to make a 'provisional' booking.  When you do so, we shall require the following information  to enable us to complete the 'Rental Agreement':

• Your e-mail address (if you have phoned to make a booking)

• Your home address (not a PO Box number)

• Your home telephone number (not a cell phone)

• The number of guests (adults/children).

The Rental Agreement will be forwarded to you by e-mail.  A rental deposit (20% of the rental cost) will be required. You may be asked to make an initial $100 deposit (particularly for popular periods) to hold the booking for you.  The provisional booking will be held for you for 14 days.  The rental deposit or deposit balance will be payable within this 14-day period.  This gives you time to read the agreement, sign and send it back to us with the holding deposit / holding deposit balance.  The Rental Agreement will detail the amount/s to send and the date/s for payment.  If the Agreement is not returned with the required balance by the stipulated date your provisional booking will be cancelled.  Only upon receipt of the full 20% rental deposit will your booking be firm. You will receive confirmation by e-mail.  The Rental Agreement will also detail the amount of the final balance payable and the date it is required by (usually 12 weeks before your first day of occupancy).

 Security Deposit

In addition to the rental cost, Florida sales tax and pool heating (if required) a returnable security deposit will also be payable (on most homes).  The amount payable is £200 / $300 to cover accidental damages and breakages.  Once the management company have confirmed that there hasn't been any, this deposit is returned to you.  In the unlikely event that there has been some damage the repair/replacement cost will be deducted from this deposit.  For some homes, a credit card swipe is taken upon your arrival.  You will be advised as to the security deposit arrangement for the home enquired about. 

 Making Payment

Payment should only be made when requested.  Payment can be made by cheque (where there is sufficient time for us to have the cheque cleared) or, alternatively, payment by credit or debit card.  Where payment is made by credit or debit card, PayPal's charges plus a small administration charge will be charged back to you.  The amount charged is 4% of the amount paid by card and this charge will be deducted from the security deposit when it is returned to you.  The only exception to this charge is with the $100 initial deposit, if requested by us.

 Refunds / Travel Insurance

Any funds paid are non refundable in the event of cancellation.  If you are a UK traveller, it is therefore recommended that you take out travel insurance as soon as possible as many policies have cancellation insurance (do ensure you check the terms and conditions of the insurance policy before you buy it).

Key collection details will be provided once the full rental has been paid.  All necessary instructions and directions will also be provided at this time.
