Avoiding The Purchase Trap

For people purchasing a villa in Orlando it is all too familiar a story.  We have seen it happen to many.  People buy, it becomes a financial noose around their necks and then sell up at a loss.  Don't fall in to this trap.  It is easily done.  Villa property companies make it sound very easy.  Buying IS easy, but renting your villa or condo out to meet your commitments IS NOT.  Do your homework first.  From villa rental magazines, phone a few owners.  Get a perspective on things, ask for their views and how much time it takes to manage their properties.  Ask questions such as:

  • "If you knew then what you know now would you still have bought your holiday villa?"

  • "Having gone through the process, what would you have done differently?"

  • "What information did you not receive that, if you had got it would have made things easier?".

Remember, if you intend to rent out your villa to finance your purchase or to produce an income stream, the considerations are no different from setting up and starting any type of business -because, in effect, this is exactly what you are doing.

 

Providing You With The Right Help

We can provide you with help, advice and assistance.   Firstly we will run through all the pre-purchase considerations, marketing advice and information and help you with costings.  If you then still believe you can make a success of it and want to buy a property we can help you with this too - if you would like us too.  We can help with free accommodation, introduce you to the people we used or currently use (and always have used) e.g.

  • Our 'buyer's agent' (solicitors are not used in the US for property purchase) who will assist you in buying the right property.  He in turn will introduce you to a mortgage consultant if required

  • Each year you will need to do an IRS tax return so we can introduce you to our tax accountant (he is a self-employed tax accountant and not a large company so your tax preparation costs will be much cheaper)

  • Provide an introduction to the management company that manages our villa

  • Provide an introduction to a US Bank (our own Bank Manager) to open an account.

What's In It For Us?

A good question and one you should ask and have the right to know the answer to.  We will be upfront with you as we have nothing to hide.

Having seen so many owners come unstuck by unscrupulous villa property companies we would not wish to see others fall into the same trap.  Take our advice, guidance and help - it is free.  As owners, we have been there.   Much assistance that would have been useful to us was not available - at least not at a cost that we could afford.  Fortunately, as one of us is a marketer, the marketing considerations were planned and thought out before we bought.  Further help and assistance was provided through a copy writer friend that also does web design.  (Please do note that this site was not done by our web designer friend - we did it ourselves but he helped us with some of the technical know-how - his designs far surpass anything we could do!).  As a result we, and this friend, have set up a web design and a e-marketing consultancy business for small businesses, with a specialty for villa owners - and at very affordable costs to help make the villa purchase self-financing.  This is an OPTIONAL service.  Of course we hope you would like to use our services, but our free advice help and guidance will be provided BEFORE you make this decision.  These are ancillary services and they may not be what you want or need.  Our assistance in helping you buy a villa in Florida is FREE and is totally independent of the ancillary services mentioned latterly.  If you are going to need, or want, a web site then these services may well be of use to you.  Please see Webatrix.com.
